On the east side of Waterside Shops, construction walls still cover the former Brio Italian Grille, a 7,617-square-foot space that is being rebuilt as Buck & Rider. At the northwest corner, the lot Nordstrom left in 2020 has become a nearly 30,000-square-foot RH campus that DeAngelis Diamond is building. On October 18, Anthropologie closes its current store and starts a month-long move to a new address inside the same center.
These three projects tell the story of Waterside Shops this fall. The retail changes are almost finished, and most of the new stores will be open by the holidays. The dining changes are what Pelican Bay neighbors are more likely to use from week to week, and they are still on construction schedules. Some of those schedules already run into 2027.
The 2026 changes at Waterside go back to a single relocation. Barnes & Noble had occupied the two-story outparcel at U.S. 41 and Seagate Drive for more than 30 years. It moved about a mile south to Park Shore Plaza. Pottery Barn and Williams Sonoma then opened together in that building in January. That move left two large inline spaces empty, and filling them set off most of what followed. Tim Aten's reporting in Naples Press and Gulfshore Business lays out the sequence:
Each move freed space for the next one. The chain is not finished yet. If the old Anthropologie store is divided, three more storefronts will need tenants.
The Anthropologie move has the firmest dates of any project on the list. Earlier local reporting expected the store to close in September and reopen in October. The company's store locator now gives later dates: closing 10/18 and reopening within Waterside Shops on 11/18. That leaves a month with no Anthropologie at Waterside.
Other tenant changes are spread around the center:
Two of these moves depend on others. Van Cleef & Arpels has to wait until Omega moves out, and Love Shack Fancy's opening needed two older tenants to leave. Even so, the timelines on the retail side are short and sized for a season. Waterside's own pages describe most of them in terms of the holidays or late 2026.
Dining is where the timeline gets longer. Eddie V's Prime Seafood, a Darden Restaurants brand, opened June 7 in a 9,991-square-foot building at Seagate Drive and Myra Janco Daniels Boulevard. The building was previously a bank office and was extensively renovated. Its V Lounge has live music trios every night, and the wine list has more than 300 wines. It is the only one of the three new restaurants that is open so far.
Both of the others are bigger construction projects. Buck & Rider is a rebuild of Brio's former 7,617-square-foot unit, and RH is going up new on the old Nordstrom footprint. For both, the published dates do not agree.
Buck & Rider. Waterside announced the restaurant in April with an opening in late 2026. Adam Strecker, CEO and founder of Hi Noon Hospitality, said:
"Bringing Buck & Rider to the Gulf Coast feels like a natural fit for us, and we're looking forward to opening just before the end of the year."
The Naples location is the brand's first outside the Southwest. Gulfshore Business's later summer update gives a target of early 2027 for the former Brio space. Neither source names a specific date.
RH Naples. The plan is six separate furnishings galleries connected by landscaped walkways, with a fine-dining restaurant in a glass atrium at the center. Waterside's announcement says "Opening late 2026," and the most recent local reporting says RH "hopes to open near the end of this year." The site has been empty since Nordstrom closed six years ago, and the restaurant opens only when the whole campus does.
| Restaurant | Location at Waterside | Status as of early October 2026 |
|---|---|---|
| Eddie V's Prime Seafood | Former bank outparcel, Seagate Dr. and Myra Janco Daniels Blvd. | Open since June 7 |
| RH Naples | Glass atrium at center of RH campus, former Nordstrom site | Targeted late 2026, no date set |
| Buck & Rider | Former Brio Italian Grille | Late 2026 per Waterside; early 2027 per Gulfshore Business |
Until RH and Buck & Rider open, Waterside's restaurant list is Eddie V's plus the established options: BrickTop's, California Pizza Kitchen, True Food Kitchen and Santa Fe Café.
The longest timeline in the area belongs to the project across the Trail. The Carnelian, a 70-key hotel with all club-level suites, and Sterling's, its private club, are under construction at 5400 Trail Blvd. That is the former Bowland Beacon bowling alley site, just north of Pine Ridge Road. Phil McCabe and his sons are developing the project. McCabe previously opened Inn of Naples and Inn at Pelican Bay. An earlier Gulfshore Life outlook projected a late 2026 opening for Sterling's. The groundbreaking coverage moved that to late November 2027, and Philip J. McCabe said, "Our goal would be to open before Dec. 1."
Most of the building will be limited to members and hotel guests. That includes the sixth-floor club, with a speakeasy, a champagne and sushi bar, and a private jazz club called The Club Room, plus Riva, a rooftop Mediterranean restaurant. The one part open to the public will be a large first-floor restaurant. At groundbreaking, the McCabes were still looking for a national operator for it. No operator was named in anything we reviewed for this post.
Here is everything that currently has a published date or window, in order:
Waterside's events listing does not yet show a center-wide holiday program or tree-lighting date for 2026. The tenant changes above are the most reliable schedule available right now.
