On September 11, 2026, a deed for 2340 Gordon Drive was recorded at $84 million. A year earlier, as part of a package deal, the same parcel had been assigned $46,912,500. On paper that is a gain of nearly 80 percent, and it is the figure people repeat. The broker who handled the larger Gordon Drive deals told reporters the transfer happened "inside the trust" and that the parcel stays part of the same compound. Nobody new bought anything, and the market did not decide that price.
Port Royal's biggest 2026 numbers come from trust transfers, a package allocation and one buyer paying to own the land next door. The homes sold on the open market this summer tell a different story. Each one closed for about 9 to 10 percent less than its asking price after at least 100 days on the market. A buyer pricing an offer here needs the second set of numbers.
The Gordon Drive story begins in April 2025. That month, a buyer using the 2200 Gordon Drive Land Trust paid $225 million for 2170, 2200 and 2340 Gordon Drive, the longtime DeGroote family compound. The three parcels total about 15 acres with more than 800 linear feet of Gulf frontage. Naples attorney Kevin Coleman is the trustee on those deeds. He is also the trustee on the September deed that moved 2340 Gordon Drive to a separate entity, the 2340 Gordon Drive Land Trust.
So neither end of the "80 percent" comparison is a market price. The $46.9 million figure was one parcel's share of a three-property deal. The $84 million figure came from a transfer between two trusts with the same trustee. The city has already signed off on demolition at 2340 Gordon Drive as finished. A 6,000-square-foot home, a pool and a garage were removed, so the parcel's recorded value has no clear link to any house a buyer could tour.

The state has a formal system for exactly this situation. For sales dated after January 1, 2026, the Florida Department of Revenue publishes sale qualification codes that county property appraisers use to label each recorded transfer. These codes apply directly to the Gordon Drive deeds:
Codes 11 through 21 and 30 through 43 are disqualified transfers and are left out of the Department's annual ratio studies. Under Florida Statute 193.114, the assessment roll must show the recorded price and the reason a transfer was qualified or disqualified. The appraiser makes that call within three months of recording and can change it if new information comes in.
The public record does not show which code the Collier County Property Appraiser will give the September deed. Under DOR's standards, a disqualification has to be backed by documented evidence, not by matching trustee names. Still, the categories show that Florida treats package allocations and transfers between affiliates differently from open-market sales. A buyer's pricing analysis should do the same.
Recording a high number has a real cost. Documentary stamp tax on deeds is 70 cents per $100 of consideration, and the Collier Clerk rounds deed amounts up to the nearest hundred. At that rate, an $84 million recorded consideration works out to $588,000 in stamps. That is a reason to treat the figure as deliberate. It still does not make it a market price.
The fourth Gordon Drive parcel is a different case, and in some ways a more useful one. On June 10, 2026, the 2200 Gordon Drive Land Trust paid $86 million for 2100 Gordon Drive, which added 3.4 acres. The property was never publicly listed. McCumber handled the same parcel in a 2012 off-market sale at $42 million, and he went back to that seller's trustee to arrange this purchase. In his account, the purchase made sense because it protects privacy around the compound, and a much larger home is expected to go up nearby.
That is an adjacency premium. Dividing $86 million by 3.4 acres gives roughly $25.3 million per acre. The original $225 million deal for about 15 acres comes to roughly $15 million per acre. The only vacant waterfront lot sale in Port Royal this year that local news confirmed was 980 Galleon Drive. That 0.55-acre lot sold for $11 million on May 1, 2026, or about $20 million per acre by simple division. These figures come from different kinds of transactions and should not be averaged together. The 2100 Gordon Drive price shows what one owner paid to control the parcel next door. It says much less about what an ordinary Port Royal lot would bring from a buyer with no neighboring land.
The city approved demolition at 2100 Gordon Drive on September 25. Plans for new construction, including a main residence, are still under city review, and signs for Stofft Cooney Architects and Newbury North Associates have gone up on the property.
The open-market record for summer 2026 is short, and every sale in it closed below asking. Two were recently built homes on large lots that each took more than three months to sell.

3220 Rum Row was July's most expensive sale in Collier County, according to the Naples Daily News roundup of July 2026 closings. Even so, a bayfront home finished in 2026 sold for $3.82 million under its asking price. On a per-square-foot basis, the two newer homes closed near $4,000 to $4,200. The 2011 home on Galleon Drive closed near $2,000, roughly half as much. In Port Royal, a home's age and finish level matter far more than its square footage.
Earlier in the year, 860 Admiralty Parade E sold for $40 million in April. It is an 11,500-square-foot home completed in 2024, according to the Business Observer. That sale belongs to spring, before the summer discounts.
Countywide conditions help explain why sellers gave ground. In August 2026, the Naples Area Board of REALTORS® reported active inventory down 16.3 percent from a year earlier, to 4,093. Over the same period, the overall median closed price fell 1.7 percent to $575,000. Tighter supply had not yet pushed prices up across the county. NABOR's July 2026 report counted 10 sales above $10 million in Collier County, three of them above $20 million. Demand at the top was active, but buyers were still negotiating.
With so few sales, a single misread recording can throw off a valuation. A careful review of a Port Royal comp set runs in this order:
The Port Royal Club's roughly $100 million rebuild after Hurricane Ian is expected to reopen this fall, according to the News-Press. Whether that changes the pace of sales will show up in closings recorded this winter, not in the deeds from this summer.
Did a Port Royal home really gain 80 percent in a year? No open-market sale shows that. The 80 percent compares a 2025 package allocation with a September 2026 transfer between related trusts. The broker involved said the second deal was not done on the open market.
Can I see how the property appraiser classified a sale? State law requires the reason a sale was qualified or disqualified to be recorded on the assessment roll. We could not confirm that the Collier County Property Appraiser's public parcel search displays that code. Asking the appraiser's office directly is the dependable route.
Is $20 million per acre the going rate for Port Royal land? That figure comes from one vacant-lot sale, 980 Galleon Drive in May 2026. A single sale is a reference point, not a market rate.
